A few disclaimers:

▪️ “In Miami, it’s all about vehicular traffic.” Foot traffic is important in Miami too.

▪️ “4 to 6 months to pull a permit is pretty standard in Miami.” That’s not to say it hasn’t been done in less than 4 months. There are times it takes 9 to 12 months, start to finish.

▪️ “Impact fees are non-existent in NYC.” This is directly speaking to retail lease deals in NYC. I have never dealt with impact fees in a retail lease in NYC. Has anyone here experienced otherwise?
